From offer to first day – Your complete home moving checklist
Moving into your new home whilst very exciting, can be quite a daunting prospect with so many things to consider. That’s why we have put together a complete home moving checklist to help you along the way and ensure nothing is forgotten.
This checklist broken into 9 sections will take you from arranging the necessary legal work when you first have an offer accepted, all the way to your first day in your new home, we’ve got you covered:
1. Make the necessary legal preparations
Once you’ve found your new home and the sale has been agreed, it’s time to start planning your move so you are all prepared and don’t forget anything. A smooth home move can take anywhere from 8 weeks, although this may depend on the practical completion (PC date) if you are buying a new build property. The first step of any home move is to get the legal side in place as early as possible to ensure a smooth transaction:
- Make sure you appoint a Conveyancing Solicitor to manage the necessary legal work required for a property purchase. Before you appoint a Solicitor, make sure you know up front the costs involved. - Have you got a Mortgage Advisor to help arrange your mortgage? They will help you to find the best mortgage deal based on your personal circumstances - See our panel of Mortgage Advisors.
- If you are not a first time buyer and looking to sell your property, you may want to compare local estate agent costs using getagent.co.uk. If you have a home to sell, you will need to be in the process of selling your home before you are able to buy through Shared Ownership.
- If you are currently renting, you may need to contact your landlord and confirm a date for when you expect to be moving out by to avoid any additional rental costs. If you are buying a new build home, be sure to confirm this date with the developer as this will depend on the Practical Completion (PC) date.
- You may also want to get your valuable possessions assessed and check these are covered in your insurance policy when moving for any loss or damages. If not, removal companies should provide cover if you are using them.
- Now is a good time to keep a file (preferably digitally) of all the important documents you will need as part of your home move to keep organised.
- If you haven’t already done so, now is a good time to research your local area for information about local news and facilities which may impact on timings for your move.
2. Getting ready for the big move
About 6 weeks to a month before your anticipated home move is a good time to start thinking about your current possessions and what you want to be taking with you into your new home. Clearing out anything you don’t want will make your move a lot easier and will likely save you money for any removal costs:
- Decide what you want to take to your new home. You may want to consider donating some items to your local charity shop or use a skip hire company if you have a lot of larger items you need to clear before moving day.
- Once you know what you are taking, it’s a good idea to have a full inventory of your possessions. You may want to start planning by room using your new floor plan where items are going to be moved into to make the moving day a bit easier.
- Now is also a good time to start getting removal quotes from removal companies. Remember, they usually charge based on volume, so the more unwanted items you get rid of, the cheaper the quotes are likely to be.
- Removal companies will usually offer two quotes, with packing material or without. You may find it cheaper to start collecting your own packing material like boxes and bubble wrap to do yourself.
- It’s worth checking to see whether there are any parking restrictions imposed for larger removal vehicles at your new home as you may need to apply to the council for a permit.
- It's at this stage as well you will need to decide what survey to undertake for your new home as required by mortgage lenders. Your Mortgage Advisor will be able to give you guidance on this.
3. Finalise contracts and start packing!
A month before you move you should have had a survey completed on your new home and are able to talk to your Solicitors about exchanging contracts and finalising a moving date. Around now you can think about appointing a removal company if needed and organise relevant parking arrangements at your new address:
- Contact your Solicitors about exchanging contracts and to finalise a moving date. For new build homes, this may depend on the PC date.
- Confirm your moving date with your removal company to ensure their availability. You may want to check your moving date and whether there are any additional costs as some may charge a premium for bank holiday/weekend dates.
- Plan your route – especially if you are relocating to a new area. Think about any access issues for larger removal vehicles.
- Start packing non-essential items and least used rooms first. This will help ease the burden of packing everything in one go (it may even help you think whether you need these items if you don’t plan to use them for a while before moving?)
- Are you ordering new furnishings for your home? It can take a while for certain furnishings to come such as sofas which you may want to pre-order before moving in. Be sure to check with the developer on new build homes that PC dates haven’t changed and you check measurements of your new home to ensure ordered items fit as expected.
- Now is the time to start notifying relevant utilities companies about your move and switch your home insurance to your new home.
4. Start getting ready to move into your new home
Now is the time to start finalising important details related to your home move to ensure it goes as smoothly as possible:
- Have you got a confirmed time for when you’ll get the keys to your new home and can start moving in? You may want to check this with the developer/estate agent and also confirm with your removal company.
- Do you need to arrange child or pet care for your moving day? Start contacting relevant kennels/catteries for availability during your move and give friends and family enough time to prepare if looking after little ones.
- Might be worth considering, if your moving company is unable to carry out, whether you need any specialist help to disassemble furniture, or disconnect washing machines and dishwashers.
- Depending on your situation, you may also want to consider what items you are taking from your current home i.e. light fixtures/blinds and how this needs to be left for your landlord or purchasers.
- Cancel any local services or subscriptions relevant to your old property and make sure to settle any outstanding bills for these services such as gardeners, window cleaners, paper deliveries or utilities.
- Now is a good time to start running down the freezer too and other perishable foods that won’t transport well.
5. Get the essentials ready and get organised
In your final week leading up to your big move is the time to start getting those essential items together and finish packing:
- Make sure you have all your important documents for moving house together in one place and organised for when needed.
- Have you got a moving day survival kit? Keep a selection of items you need to make sure your day is relaxed and calm as possible. This can include essential items like toilet paper, tea bags or maybe a bottle of wine!
- Make sure you finish off the last of your packing and have everything organised by different rooms for your new home, this will make it much easier when it comes to unpacking.
- If you receive post, be sure to tell the post office your new address and set up a mail redirection service so you don’t lose any future post. Also be sure to let your close friends and family know your new address for your congratulatory new home cards!
6. Get ready to leave your old home
The last day in your old home has arrived and it’s now time for the final check to ensure nothing is forgotten:
- Take your time and allow for 15 minutes to have a final walk through your current home and check you haven’t left anything you wanted behind.
- Make sure you gather all keys to your current home and locks as well as instructions for any security systems and give these to the relevant person/s whether that’s estate agent or landlord.
- Do you need to pack an overnight bag for your first night in your new home i.e. toothbrush/paste, pyjamas and towel.
- Also have any electrical devices needed to hand and fully charged ready to use.
- Make sure you have the keys to your new home or have details for when and how you intend to collect these in advance of moving.
- Do you need to drop the kids off to friends/family or pets for the night in preparation for your move?
7. Time to move out
It’s the morning of moving day, the day you’ve been waiting for. This is where the planning comes into practice to help your day run as smoothly as possible:
- Take a record of all utility meter readings including water, electricity and gas. It’s also worth taking a photo of these for your records as a back-up.
- Strip your beds and pack these with any other last minute items.
- Be sure that any fragile boxes including electrical devices are marked as fragile and are ready for moving.
- Check that all the windows are locked and leave all your keys as arranged with your landlord/new owners.
- Have your overnight and essential moving kit to hand ready for your new home.
8. Arriving at your new home
Once you’ve moved out of your new home, it’s time to set off and make your way to your new home, exciting times!
When you arrive at your new home it’s important to make your removal company aware of any special instructions and that they know which room the boxes are headed to. Make sure you are happy that everything on your inventory is accounted for before your moving company leaves. But first things first – find your kettle!
- Get your essential moving kit ready and start to set up your coffee/tea station with water and snack for when you need a break from unpacking boxes.
- Make sure your removal company know where they need to put everything once boxes start coming through the door. Hopefully all the boxes are marked with the right room to help out.
- Make sure you tick off items from your inventory list to ensure nothing has been missed or forgotten.
- Read the utility meters in your new home and take photos ready for new utility suppliers.
Are you ready for your first night in your new home? Now might be the time to make your new bed for when your ready to fall into a deep sleep.
9. Moving into your new home!
After what will seem like absolutely ages, you will finally be moved into your new home! You’ll probably already be thinking about who you are going to be inviting over first or how to put your own stamp on your new home. Here are some final points worth considering when you first move in:
- When you first get the keys to your new home, it’s usually advisable to have a quick clean and tidy, especially if you are buying a home that has previously been lived in. If you are buying a new build home though, you can move straight in without needing to have a clean. All you will need to do is make the bed as after a long moving day, we are sure you will be eager to rest your head and get some sleep!
- Be sure to plug in your electrical appliances so they are ready to use such as mobile phones, laptops or smart home devices such as Alexa or Google Home. This also includes your larger appliances such as fridge/freezer and microwave where these aren’t already integrated in your new home.
- If you have young children, you may want to settle them into their room with some toys and treats to keep them occupied and happy.
- Make sure you use the boiler and heating system. When you move into a new build Peabody home, our new homes team will be on hand to give you a home demonstration and take you through these appliances.
- Keep a note of all emergency contact numbers in your new area i.e. out of hours doctors, pharmacy, child care, vets and local hospitals encase you need these in the first few weeks of moving in.
- Do you have regular deliveries or subscriptions sent to your home such as magazines or newspapers? Make sure you update these to your new address so you don’t miss out on receiving these through the door.
- Have the neighbours said hi? If not, it may be worth knocking and introducing yourself. If you are in a new build development, you may find a lot of people are moving in at the same time so now is a good opportunity to make those initial introductions and start building that community spirit! For many new build developments, Peabody will often host ‘meet the neighbour’ events for you all to get together and say hi.
- What makes your property feel like home? It’s nice to put up a small homely items to get that immediate feeling of comfort. This could be a few picture frames of friends/family or soft furnishings to make you feel snug.
- Lastly, don’t expect it all to happen overnight. Moving and settling into your new home takes time, so make sure to leave some time for yourself. Put the packing boxes down and read a book, watch a programme or order a take away, just make sure to tell them your new address when ordering!
