6 Tips to add value to a new build home

If you are the owner of a new build home and are considering selling it and moving on, or maybe be you just want to give your abode a light make over. Whether you're staircasing through Shared ownership before you sell or you're a private sale home owner, you may be thinking about what you can do to add the most value to your property to help it reach its full potential. This article will help you find simple ways to add value to your home without in depth renovations or breaking the bank.

Tip #1: The Front Door

First things first, lets start at the very beginning because we are well aware that first impressions are everything. The front door to your house can say a lot about the rest of your home, and making it look presentable goes a long way in adding value to your house. If you can't afford to change the door, why not give it an update with a lick of paint to improve the look and feel of the entrance to your home.

Tip #2: Redecorate

This is the most common way to increase the value of your home but it doesn't have to a big, costly redecoration; why not start with small things that create an impact. Painting your home with a neutral colour can really create the illusion of space, open out your home and give it a new lease of life. Carrying out general maintenance such as filling in small cracks and holes can make the place feel brand new.

Tip #3: Replace windows with double glazing

If your home has windows which are single glazed, its time to upgrade them to double glazing. Not only does double glazing restrict noise from coming into your home, but it is also efficient by stopping heat from escaping, keeping your home warmer for longer. This type of home improvement will help you make your home more energy efficient and could potentially add more to your house value.

Tip #4: Kitchen make over

Most kitchens in new build homes are pretty stylish and modern, however if you have owned your home for a while and your kitchen is starting to feel a bit 'lived in'; there are small things you can to your kitchen to add an increase to your property value. Avoid expensive kitchen reno's and focus on changing cabinet doors, painting units, updating worktops and adding great lighting to your cooking space.

Tip #5: Freshen up your bathroom

Like your kitchen, the bathroom can be a major selling point of a home and making sure that it is modern and eye catching is bound to increase your house value. Again, there is no need to go for a full bathroom renovation if you're on a budget, small changes such as replacing old tiling, upgrading your bathroom suite and adding a fresh coat of paint will work wonders for achieving the 'wow' factor in your bathroom.

Tip #6: Create a gorgeous garden

A well designed, well kept garden will instantly add value to a new build home. Think about making your garden an extension of the inside of your home, creating an outdoor space fit for entertaining guests and relaxing. Create this feel by keeping on top of overgrown plants and trees, clear pathways, add a decking area which is amazing for lunching and lounging with friends.

There are a few simple tips that you can do to raise the value of your new build home, but remember that every property has a ceiling price depending on the location and property type. It is important to get a home valuation done to get a realistic idea of what your home is worth currently and what it could be worth in the near future.
