Peabody’s 30-year vision is for Thamesmead to realise its potential to be London’s new town.

We take a ‘whole place approach’. Everyone knows a great place when they’re in one and can sense it’s more than just the buildings. Ultimately, it’s the strength of the community which makes a place.

There’s always something happening. The vibrant events calendar brings people together from all walks of life – the local community and those who live further afield.

The town offers an escape from the hustle and bustle of London, with space to play and breathe. There’s more than double the amount of green space per person than the London average.

From 240 hectares of parks and green space; 7km of canals; five lakes; 5km of river frontage and 30,000 trees - nature is on your doorstep. By 2050, we hope 100,000 people will call Thamesmead home – and we want it to be part of your story too.

The story of Thamesmead

A rich history spanning 50 years. In 2014 Trust Thamesmead and Tilfen Land were taken over by Peabody. This meant that much of the town's housing, community investment activities and over 200 acres of developable land became owned by a single, well-resourced body for the first time in a generation.
